The Land Might Still Be Availalbe

All,

I spoke with the real estate agent, Dawn Meyers. She said that the land has been taken off the MLS but she thinks they would still be open to an offer. She said that it would have to be very very soon though, I asked how soon, her response was, "the sooner the better". Can Mom and Dad drive up there to see the land? If all 6 of us are in, we offer $60,000 for the property, that's $10,000 of liability per person.

Please comment so that we know what to do. If we don't get moving on this right away I doubt this opportunity will last.

120 Acres in Susanville, CA.

Tyler found this property in Susanville a week or so ago.  I've been doing some digging and if you guys like it, perhaps we should make a trip out there one of these weekends to check it out.  Below are some pictures and information.
-The property parcel number is 053-030-12
-120 Acres for $68,000
-Above Eagle Lake, but west of Said Valley Reservoir.
-Because there hasn't been anybody building near there they don't have a street address.  Just google "Said Valley Reservoir and look westward.
-I called the Lassen County Building Department:
>Property falls under UC2 zoning
>The pertinent county codes to read for this type of property are "18.69" and "18.108.250"
>It does qualify for a single family residence and barn
>If we can prove the land is being used for "Agriculture" we can build another house on the property for "workers", called a "USE PERMIT".
>Minimum lot size is 40 acres.  With 120 Acres we can submit a request to subdivide
>We can also request to add another house on the property every 10 years
-I also spoke with the Lassen County Environmental Health Department:
>In order to get a Septic System we need to have water or a running well
>They will then need to do Percolation Tests, Soil Tests, and Slope tests.  We'll need to have a slope of less than 30 degrees somewhere on the property.  The guy I spoke with was very optimistic that we would pass all of those requirements.  "With 12o acres of land you'll find a spot that meets all these requirements."

Additional Information:
-Owners Name is Larry Kripe
-About 50% of the property has been fenced
-The owner has never tried to dig a well
-The Building Department has a record of two wells dug in the area, one is currently operational the other is NOT.  The wells they dug were roughly 250 feet.
